Title Register (where there is a full postal address)
The Title Register (Property Register) is one of the 2 main documents of title (often called Title Deeds). It contains a description of the property, its tenure, the name and address of the owners, purchase price (recorded for sales after 2000), details of mortgage holder and other charges, covenants etc.

Title Register & Title Plan for Land not having a full Postal Address
The search is either made using our digital mapping service, or by providing the address of an adjoining house or other building, for which we then obtain a plan so that you can identify the property to us.
The search reveals (amongst other things) the name and address of the owner and many of the Rights, Covenants and Easements affecting the property.
We recommend very strongly that the option to include a Title Plan is selected as this will provide you with evidence that the Title Register is for the correct area of land.
There is also an option to purchase the registered Old Deeds for the property, which will reveal such matters as covenants, boundary structure agreements, easements and rights of way.

Title Plan
The Title Plan is the other main document of title and shows an outline of the property and its location in relation to the surrounding properties. It often contains coloured markings referred to in the Register and boundary markings.

Registered Old Deeds (e.g. Conveyances & Transfers)
Registered Old Deeds are digital copies of the old paper handwritten and typed deeds, such as conveyances and agreements that used to make up the title before Land Registration was introduced. Many of these Old Deeds have been scanned by the Land Registry and are available to purchase. They are no longer the main Title Documents, however. The main Title Documents are now the Title Register and Title Plan above.
These Old Deeds often contain useful information about boundaries, covenants and rights of way, and frequently have detailed plans and drawings attached to them. The number of available registered Old Deeds differs with each property.

Property Purchase Information
This mixed package of searches has been designed especially for property purchasers, and provides documents and information about the property that most purchasers wish to see before committing themselves to further expense.
Information provided includes the names & addresses of the owners, whether the property is freehold or leasehold, the covenants affecting the property, rights attaching to the property, mortgages and other charges registered against the property, the purchase price (if bought after April 2000), the extent of land included with the property and illustrated details of any rights or covenants affecting only parts of it, and sale prices of other properties in the road or area during the last few years.

Registered Lease
The Lease is not a public document and is not available as of right to any member of the public. In order to proceed with this search we will require the written consent of the owner of the property. When ordering the Lease you will receive a letter addressed to ourselves and containing authority to obtain the lease. You will need to have this signed by the owner of the property.
