The search is either made using our digital mapping service, or by providing the address of an adjoining house or other building, for which we then obtain a plan so that you can identify the property to us.
The search reveals (amongst other things) the name and address of the owner and many of the Rights, Covenants and Easements affecting the property.
We recommend very strongly that the option to include a Title Plan is selected as this will provide you with evidence that the Title Register is for the correct area of land.

Large Area of Land Search
Property Registers, Title Plans and Index Map for a large area of land (up to 1 km x 1 km).
All Land Registry documents and all relevant Environmental Searches for Land not having a full postal address
A specialised search for a Property being a field, woodland, vacant plot, ruin, grass verge, lane, alleyway, lake, etc, often made by builders, civil engineers, developers or adjoining land owners to trace owners with a view to purchase.
The search is made by providing the address of an adjoining house or other building, for which we then obtain a plan so that you can identify the property to us.
The search reveals (amongst other things) the name and address of the owner and all of the Rights, Covenants and Easements affecting the property. The registered Old Deeds provide additional detail about Covenants, Rights, Easements and many other matters affecting the property.
In addition to Land Registry documents there are relevant Environmental Searches. Included is a Planning Review Search which contains an Aerial Photograph of the property, extensive details of Planning Applications in the area, Land Use Policies and Allocation, other useful information and contact details with the local council (usually about 20 pages altogether).
A Commons Registration Search is also included to ensure the property is not Common Land, and an EnviroSearch is which will reveal other matters adversely affecting the area in which the property is situated, such as past or present quarrying, etc.
